All the people were great. One issue, I had clear communication about exactly how much cash I needed on hand but less than a week before closing I was told that I needed around $2k more. Luckily these funds were available but it certainly caused a panic. I understand that this was likely some underwriting standard that I wasn’t aware of but just having some warning would have been nice. Other than that the two folks I talked to, Jenny and Nicole, were responsive and courteous.

The best part of Thrive Mortgage was the personal attention they gave us. It felt like this team was dedicated to only our mortgage, even as they were talking care of other clients. For example, we could take pictures of signed documents instead of finding a scanner and emailing.

I have a great lender that does a much better, proactive job of getting FHA financing closed as quickly as Conventional, about 21 days to get buyer approval and cleared to close. Appraisal is sometimes a condition. It’s hard to beat them in processing but there are some other lenders that are comparable. The last minute requests of this buyer that caused numerous delays were unfair to all involved (requests should have been made sooner). Maybe the underwriter or processor needs more experience.
