Before Your Seller Cuts the Price, Try This First
Before your seller drops the price $10,000, there's one question I'd ask:
Is a $10,000 price reduction actually worth more to the buyer than a $10,000 seller credit?
Not always.
For a financed buyer, a $10,000 price reduction might only change the monthly principal and interest by around $65.
That same money, depending on the loan program, might help with closing costs or a rate buydown and make a much bigger difference to the buyer.
With new listings rising and buyers gaining options, sellers need more than just price reductions.
They need strategy.
If you have a listing that's sitting and you're considering a reduction, send me the scenario.
I'll run the numbers before you change the price.
